Capital Smart City Map | Phase 1 & Phase 2

Phase 1 includes more developed and populated areas, while Phase 2 includes Overseas West, Executive West and Overseas Prime 2, where development is currently progressing. Buyers looking for possession may find more options in Phase 1, while Phase 2 may suit buyers who can wait or prefer installment-based booking.

Capital Smart City Map Overview

Assalam-o-Alaikum. I am Malik Junaid from Gains Real Estate. Today, we will study the Capital Smart City map.

Capital Smart City has three phases: Phase 1, Phase 2, and Phase 3. The complete maps of Phase 1 and Phase 2 are available because these phases have already been balloted. Phase 3 has not yet been launched or balloted, so its map is not available at this time.

Capital Smart City Phase 1

Phase 1 includes the following major areas:

  • Overseas East

  • Overseas Central

  • Overseas Prime 1

  • Executive 1

  • Harmony sectors in Overseas East and Overseas Central

Overseas East

Overseas East is one of the oldest, most developed, and most populated areas of Capital Smart City. Almost every residential plot size is available here, including:

  • 3.5 Marla

  • 5 Marla

  • 10 Marla

  • 12 Marla

  • 1 Kanal

Most sectors in Overseas East are suitable for living and house construction.

1 Kanal Plots

One Kanal plots are mainly available in Sectors B and J. These plots are available for approximately PKR 12 million to PKR 12.5 million.

The area already has an established community, and people are living there. One Kanal villas were also developed, but most of them have already been sold.

10 Marla Plots

Ten Marla plots are available in:

  • Sector A

  • Sector C

  • Sector K

Houses have already been constructed in these sectors, and residents are living there. Ten Marla is a commonly preferred plot size for house construction.

The approximate price of a 10 Marla plot is around PKR 7 million. These sectors are located in attractive areas and offer reasonable options.

5 Marla Plots

Five Marla plots are available in:

  • Sector H

  • Sector E

  • Sector G

Sector H has the highest value, with plots available for approximately PKR 3.2 million to PKR 3.5 million.

In Sector E, a 5 Marla plot may be available for approximately PKR 3 million to PKR 3.1 million.

Sector G is still under development. A 5 Marla plot may be available for approximately PKR 2.6 million to PKR 2.7 million, but its road infrastructure is not yet fully completed.

Overseas Central

Overseas Central is also part of Phase 1.

5 Marla Plots

Five Marla plots are available in Sectors D and E.

Sector D is not yet fully developed, while Sector E is comparatively more developed. A 5 Marla plot in Sector E may be available for approximately PKR 3.2 million to PKR 3.4 million.

7 Marla Plots

Seven Marla plots are available in Sector F.

Sector F is located in a premium area near the Capital Smart City interchange. It is one of the first sectors encountered after entering from the motorway side.

10 Marla Plots

Sector G mainly contains 10 Marla plots and is one of the largest 10 Marla sectors in Capital Smart City.

Mandwal Road passes through this sector and connects the areas located on both sides of the motorway.

These sectors are close to the Capital Smart City entrance from the M-2 Motorway. Buyers who prefer a plot near the main entrance may consider these residential sectors.

1 Kanal Plots

One Kanal plots are mainly available in Sectors B and C.

Sector C is still under development, while Sector B is comparatively more developed. Buyers looking for a more developed 1 Kanal option may consider Sector B.

12 Marla Plots

Sector A is known for its 12 Marla plots.

A 12 Marla plot may be available for approximately PKR 7 million to PKR 7.5 million. This can be considered a good value-for-money option.

Silicon Valley is also located nearby. Capital Smart City plans to establish major information technology infrastructure in this area.

Overseas Central Harmony

Overseas Central Harmony mainly offers 3.5 Marla plots.

These plots are available in:

  • Sector H

  • Sector K

  • Sector J

Sector J is comparatively less developed. Sectors H and K may be considered stronger options.

Villas are also planned in these sectors, while 3.5 Marla plots are already available.

The approximate value of these plots is between PKR 2.1 million and PKR 2.3 million. The location is close to the motorway and may be suitable for buyers considering a smaller future investment.

Overseas East Harmony

Overseas East also includes a Harmony sector, mainly Sector M.

This area includes villa apartments and 3.5 Marla plots. The villa apartments are designed in a flat-style residential format, with one unit constructed above another.

Sector M is more developed than the Harmony sectors in Overseas Central, and people have already started living there.

Overseas East generally appears more developed because it is one of the oldest areas of Capital Smart City.

Overseas Prime 1

Overseas Prime 1 is accessible from the Chakri Road side.

Capital Smart City is aligned with Chakri Road at the back, and there are two entry points from this side.

Sector G

Sector G is one of the most important sectors in Overseas Prime 1 because it contains a large number of 10 Marla plots.

Its streets have a circular layout, and the sector is fully developed. It is also located close to the Overseas Prime entrance from Chakri Road.

A 10 Marla plot may be available for approximately PKR 6 million to PKR 7 million.

7 Marla Plots

Seven Marla plots are available in Sectors D and E, located close to Sector G.

These plots may be available for approximately PKR 4.5 million with cleared dues.

1 Kanal Plots

One Kanal plots are available in Sectors F and H.

These sectors have attractive locations and solid land. The area has been developed by cutting through the natural hilly terrain.

Buyers looking for a beautiful 1 Kanal location in Overseas Prime 1 may consider these sectors.

Sectors A, B, and C

Sectors A, B, and C offer mixed plot sizes, including:

  • 7 Marla

  • 10 Marla

  • 12 Marla

These sectors may require a longer waiting period because they are not yet populated like the more developed sectors.

However, their overall location is good. They are close to the Chakri Road entrance, and the connecting road provides access towards the Overseas areas.

Large colleges for boys and girls have also been constructed near these sectors.

Executive 1

Executive 1 mainly offers:

  • 5 Marla plots

  • 5 Marla villas

There are fewer options in Executive 1 compared with some other Phase 1 blocks.

Five Marla villas are also available in Sector E of Overseas East. On full payment, their approximate price is between PKR 16.5 million and PKR 17.5 million.

Five Marla plots in this premium area are generally available for approximately PKR 3.4 million to PKR 3.5 million.

This area is located on the same road that leads towards Overseas Prime. It can be accessed from Chakri Road, while continuing further on the same road provides access towards the motorway side.

One of the main features of Executive 1 is its location next to the golf course. Some plots may offer golf course views.

Five Marla plots in Executive 1 may be available for approximately PKR 2.8 million to PKR 2.9 million.

Capital Smart City Phase 2

Phase 2 is still under development. Many plots are not yet fully developed, and possession has not been granted in several areas.

It is difficult to recommend a specific location in Phase 2 until the development work is more complete.

Buyers looking for possession should mainly consider Phase 1. Phase 2 may be suitable for buyers who can wait or who want to purchase through an installment plan.

The main areas in Phase 2 include:

  • Overseas West

  • Executive West

  • Overseas Prime 2

Executive West currently has significant development activity.

Buyers may book plots while development and installment plans are continuing. The value of these plots may improve as development progresses and the installment plans are completed.

The complete details of the Phase 2 map can be discussed more clearly once the development work is further completed.

Phase 3

The Phase 3 map is not yet available because the phase has not been formally launched or balloted.

When the Phase 3 map becomes available, it can be discussed separately.
