Let us begin with the Contemporary-style villa.
The Contemporary villa has a clean and modern exterior elevation. It is available in both four- and five-bedroom layouts.
In the four-bedroom version, you enter through the main gate into a spacious double-car parking area. From the main entrance, you reach the drawing and dining area, while the staircase leading to the first floor is positioned nearby.
Moving further inside, you enter the family living room. The kitchen is located alongside it, while two bedrooms are positioned towards the rear portion of the ground floor. Both bedrooms have attached bathrooms.
The house also has open spaces along the rear and one side, providing ventilation, natural light and some separation from the adjoining property.
On the first floor, the staircase opens into a small open area. One bedroom with an attached bathroom is positioned nearby. The floor also includes a family living room and an additional kitchen.
A large terrace is located on one side of the first floor. Moving towards the other side, you find another bedroom with an attached bathroom, a store and a servant quarter. A smaller lower terrace and open spaces are also included in the layout.
This completes the four-bedroom Contemporary plan, with two bedrooms on the ground floor and two on the first floor.
The five-bedroom Contemporary layout uses the same plot size but rearranges the upper floor to create an additional bedroom.
The ground floor again includes double-car parking, the main entrance, staircase, drawing and dining area, family living room, kitchen and two bedrooms with attached bathrooms.

The Georgian villa has a more formal and classical exterior elevation. Its overall internal structure is similar to the Contemporary version, but the appearance of the facade gives it an entirely different character.
In the four-bedroom Georgian layout, the main entrance opens into the double-car parking area. Inside, you find the staircase, drawing and dining room, family living room, kitchen and two ground-floor bedrooms with attached bathrooms.
The open spaces around the house help with light and ventilation.
The first floor contains two bedrooms with attached bathrooms, a kitchen, a family living room and two lower terraces. The Georgian elevation changes the external appearance, even though the internal arrangement remains broadly similar.
The plan can also be mirrored. This means the main gate and internal arrangement can appear on either the left or right side, depending on the plot’s orientation and the approved design. Both plans are essentially reflections of one another rather than completely different layouts.
The five-bedroom Georgian villa follows the same basic arrangement. The main difference is that one of the terrace areas is converted into an additional bedroom. The remaining lower terrace is retained, while the rest of the internal layout stays largely unchanged.
The third option is the Mediterranean-style villa.
The Mediterranean villa has its own distinctive exterior elevation, giving the house a warmer and more decorative appearance.
In the four-bedroom layout, the main gate leads into double-car parking, followed by the entrance, drawing and dining room, family living area and staircase.
The kitchen is positioned further inside, while two bedrooms with attached bathrooms are located on the ground floor.

In practical terms, the internal arrangement is very similar to the other architectural styles. The major difference is the exterior facade and the character it gives to the villa.
The five-bedroom Mediterranean plan follows the same principle. The ground floor contains double-car parking, drawing and dining areas, family living, kitchen and two bedrooms with attached bathrooms.
The first floor includes three bedrooms with attached bathrooms and a family living room. The main difference between the four- and five-bedroom layouts is that the terrace available in the four-bedroom plan is converted into an additional bedroom in the five-bedroom version.
Therefore, your choice comes down to two main decisions. First, you select your preferred exterior style—Contemporary, Georgian or Mediterranean. Second, you choose between the four-bedroom layout with a larger terrace or the five-bedroom layout with an additional bedroom.
Now, let us discuss the payment plan.
The total price of a 10 Marla, five-bedroom villa is PKR 38 million, which is equal to PKR 3 crore 80 lakh.
At the time of booking, you will pay 10% of the total price, which is PKR 3.8 million or 38 lakh.
One month after booking, another 10% confirmation payment of PKR 3.8 million, or 38 lakh, will be payable.
After that, the remaining scheduled amount will be divided into 12 quarterly instalments. A quarterly instalment is paid once every three months, meaning four instalments are payable each year.
Each quarterly instalment is PKR 1.9 million, or 19 lakh. You will pay this amount every three months for three years, making a total of 12 quarterly instalments.
At the time of possession, you will pay PKR 7.6 million, or 76 lakh. This represents the final 20% of the total price.
In summary, the payment structure is:
* Booking: 38 lakh
* Confirmation after one month: 38 lakh
* Twelve quarterly instalments: 19 lakh each
* Possession payment: 76 lakh
