Assalam-o-Alaikum. I am Malik Junaid from Gains Estate. Today, we are looking at Sector Q and discussing its current market rates.

We will go through the sector street by street and explain the prices according to each location. Different locations can have different rates, while corner plots and other prime-location plots may also have different values.

After watching this video, you will not need to ask anyone about the value of your plot because you will be able to determine it yourself. More importantly, this video will also give you a basic understanding of how plot values are determined on a map. This knowledge will help you evaluate locations on other maps in the future as well.

This information will be particularly useful for people who already own plots in Sector Q.

It is currently July 2026, and the prices discussed in this video are based on the present market. These rates may go up or down. However, they are expected to remain relatively stable within this range unless there is a major breakthrough in the market.

Now, let me take you to the map, where we will study the complete sector in detail, InshaAllah.

As you know, market rates continue to change. The purpose of this price series is to give you an approximate idea of current property values. However, this does not mean that plots will always be available at exactly these prices. The rates may change, so please keep this point in mind.

You can open the map if you want to follow along. Otherwise, I will also show you close-up views, so it is not necessary to open the map yourself.

We are currently looking at Sector Q. You can download this map from my website. I will provide the same map, but you may require specific software to open it. Therefore, it may be easier for you to view the normal map.

Let us begin with Sector Q1.

As you can see, there is a park in the middle. Sector Q has already been developed, and I will also show you its development footage. However, we will study the map first and look at the video afterwards.

The park is located in the centre, with commercial plots alongside it. This is one of the most valuable locations in the sector.

You can see a row of 25 × 50 plots beside it, starting from Plot 417 and continuing up to Plot 449. These plots are shown in red on the map.

The same applies to Plots 606 to 625 and Plots 974 to 995, which are situated along the sides of this area. The plots in the 1148 series and those from Plot 1150 to Plot 1185 are also included.

All these plots are available for approximately Rs. 29 lakh. Their rates are higher because they are close to the park and the main commercial area.

Now, let us move forward and look at the area that I have highlighted in green. At the moment, I am only discussing the 25 × 50 plots. We will first cover all the 25 × 50 plots, and after that, we will discuss the 30 × 60 plots in the same way.

The 25 × 50 plots located in Streets 9, 8, 7 and 6 are available in the range of approximately Rs. 26.5 lakh. This is their current market rate.

Now, let us move to the next location. Please keep the square-shaped area that I showed you in mind.

In Street 3, the current rate is approximately Rs. 27.5 lakh. The rate is around Rs. 1 lakh higher because these plots face the 30 × 60 plots.

Now, let us move towards the park side and look at the streets that I have marked on the map.

There is a nullah running along this side. On the outer side, there is a strip of 30 × 60 plots, while the 25 × 50 plots begin immediately inside it.

This area includes Streets 13, 14, 15 and 16. I have already explained that one side of Street 16 has a rate of approximately Rs. 29 lakh.

However, as you move behind it and get closer to the nullah, there is a difference of approximately Rs. 1 lakh between the locations.

The area located furthest towards the back has a rate of approximately Rs. 25.5 lakh.

As you move one row inside, you reach the strip in Street 14 that curves around the area. The rate there is approximately Rs. 26.5 lakh.

When you move further inside towards Street 15, the rate increases again. The locations I have highlighted in Streets 20, 19 and 15 have a rate of approximately Rs. 27.5 lakh.

Therefore, the rates progress from approximately Rs. 25.5 lakh to Rs. 26.5 lakh and then Rs. 27.5 lakh. The plots in the most valuable locations are available for approximately Rs. 28.5 lakh to Rs. 29 lakh.

The rates of the five-marla plots in this entire area should now be clear to you.

However, there are still some more five-marla plots to discuss.

We have a few remaining 25 × 50 plots near Road 29, which is 80 feet wide. The current rate in the particular location I have highlighted is approximately Rs. 26.5 lakh.

Now, let us move forward and look at Street 26. It is a fairly long street running from the beginning to the end of this area. The current rate here is approximately Rs. 27.5 lakh.

Moving further into Sector Q1, let us look at the central area that I have highlighted in green. The plots in this entire area are available for approximately Rs. 26.5 lakh.

This area includes Street 25, Street 24 and Street 23. Since these plots are located on the inner side, their rate is approximately Rs. 26.5 lakh.

Now, let us look at the outer strip situated alongside the nullah. A sewage treatment plant is also located in this area, and the nullah runs alongside it.

This outer strip begins from the 1668-series plots in Street 22. The plots on both sides of the street fall within the same price range. They are available for approximately Rs. 25.5 lakh.

The entire street continues from this point towards the front, and the plots situated alongside it also fall within the same price bracket.

The rate of the plots located near the nullah is slightly lower. You can purchase these plots for approximately Rs. 25.5 lakh.

This completes our discussion of the 25 × 50 plots in Sector Q1.

There is another strip of 25 × 50 plots on this side that I have not highlighted because it is not possible to highlight everything on the map.

The rate in the previous location was approximately Rs. 26.5 lakh, while the rate in this particular strip is approximately Rs. 27.25 lakh. The plots located on its back side are again available for approximately Rs. 26.5 lakh.

Now, let us move forward and look at the more affordable 25 × 50 plots in Sector Q2.

A nullah passes through this area. Let us first look at the plots situated alongside it, which I have highlighted on the map.

The current rate of all these plots is approximately Rs. 25.70 lakh.

This location includes Street 5B, Street 6B, Street 7B, Street 8B, Street 9B and Street 10B. However, the exact value depends on how close these plots are…
Okay, now let us move forward and look at the 30 × 60 plot strips.

This is another strip of 30 × 60 plots. The plots closer to the park are available for approximately Rs. 38 lakh. As you move towards the back, you can find plots in the range of Rs. 37 lakh to Rs. 37.5 lakh.

Therefore, one half of this street falls within one price range, while the other half has a slightly different rate.

Now, let us come to this 30 × 60 street. It connects with Street 4 on one side and Street 1 on the other.

The 30 × 60 plots in Street 1 are available for approximately Rs. 38 lakh to Rs. 38.5 lakh. The plots on the back side are available for approximately Rs. 37 lakh to Rs. 37.5 lakh.

The reason is that this road leads directly towards the park, which makes it a good street.

As you move slightly further within the same area, the rate remains around Rs. 38 lakh. From approximately Plot 660 to Plot 704—or, to keep it simple, up to around Plot 700—the plots on this side are available for approximately Rs. 38 lakh.

However, as you move beyond this point towards the plots starting around Plot 570, the rates decrease because their back side faces the nullah. These plots are available for approximately Rs. 34.5 lakh to Rs. 35 lakh.

The plots located slightly further inside may be available for approximately Rs. 35 lakh to Rs. 35.5 lakh.

Therefore, the plots in this entire row facing the nullah generally do not have a rate higher than Rs. 34.5 lakh to Rs. 35 lakh. However, the plots on the opposite side may be valued between Rs. 35.5 lakh and Rs. 36 lakh, depending on their exact location.

This was the price situation for this section of 30 × 60 plots.

Now, let us look at the remaining strips of 30 × 60 plots. The same pricing pattern applies here. The plots in the front row on this side are available for approximately Rs. 38 lakh, while those on the back side have a rate of approximately Rs. 36 lakh.

However, the rates change as you move closer to the nullah. The plots located at the end are available for approximately Rs. 34.5 lakh to Rs. 35 lakh.

Now, let us come to this strip. The plots at the front are valued at approximately Rs. 38 lakh to Rs. 39 lakh. It may even be difficult to find them within this range because some are corner plots and their location alongside the main road is excellent.

As you move towards the back, the prices gradually decrease. By the time you reach the last plot, the rate comes down to approximately Rs. 35 lakh to Rs. 35.5 lakh.

Therefore, the front plots may cost between Rs. 38 lakh and Rs. 39 lakh, while some sellers may even demand Rs. 40 lakh. This is how the rates gradually progress from the front to the end of this strip.

Now, let us begin discussing the 35 × 70 plots.

The normal market rate for a 35 × 70 plot is currently approximately Rs. 47.5 lakh to Rs. 48 lakh.

Most of these 35 × 70 plots are located on the back side of the main boulevard. This complete sequence includes plots around the numbers shown on the map, such as 103, 70, 73 and 24.

This row continues up to the educational institution, after which Sector R begins.

The entire row currently under my mouse is available for approximately Rs. 47 lakh to Rs. 48 lakh. I did not have enough time to highlight it, but I hope the location is clear to you.

Overall, the 35 × 70 plots in this area are available in the range of approximately Rs. 48 lakh to Rs. 48.5 lakh.

The same situation applies to these plots as well. The front plots have a rate of approximately Rs. 48 lakh, while those on the back side are available for around Rs. 47 lakh.

The last plots may be available for approximately Rs. 44 lakh to Rs. 45 lakh because their back side faces the nullah. Therefore, you may find some options in this particular location within that price range.

Now, let us move further. I have explained most of the 35 × 70 plots, although these plots were still remaining.

Here as well, the front plots are available for approximately Rs. 48 lakh to Rs. 49 lakh because they are located along the main street leading into the area.

The plots on the back side are available for approximately Rs. 47 lakh. Plots 382 to 411 may be available in the range of approximately Rs. 46 lakh to Rs. 47 lakh.

Now, let us move to the next category and look at the current situation of the 50 × 90 plots, which are one-kanal plots.

Their numbering begins from Plot 1, and almost all these plots are available for approximately Rs. 82 lakh.

One sequence continues from Plot 1 to around Plot 20 or 21. Another sequence ends at Plot 42, and the numbering then begins again from Plot 1 in the next section.

This was the overall situation for the 50 × 90, one-kanal plots. The number of one-kanal plots is limited, and they offer very good inventory.

All the one-kanal plots starting from this point and continuing to the end are available in the range of approximately Rs. 82 lakh.

There are no one-kanal plots on the inner side.
