Today we are going to talk about DHA Gandhara Phase 9. DHA Gandhara Phase 9 is a new society launched by DHA, and its official launch is expected very soon. At the time I am recording this video, it may launch within the next one or two days.
But along with the launch, there are still many things that have not been properly discussed. Many of our clients are asking us questions about this project, so in today’s video I will explain those points.

A tentative map has also appeared. It is not confirmed, and we cannot treat it as final, but it gives us an idea of how things may move in the future. So we will discuss that as well, just to understand the possible direction of the project.
DHA Gandhara and Capital Smart City Location
As you already know, Capital Smart City and DHA Phase 9 / DHA Gandhara are located very close to each other.
Capital Smart City Phase 1 is located on the M-2 Motorway, between Thalian Interchange and Chakri Interchange. Capital Smart City also has its own interchange on the motorway.
On one side of the motorway is Capital Smart City Phase 1, and on the opposite side is Capital Smart City Phase 2. Behind that area, connected with it, is the location of DHA Phase 9 / DHA Gandhara.
Why DHA Gandhara Phase 9 Is Important
So DHA Phase 9 is going to be a very important society in the future. You will see its importance when this project starts growing and when the return on investment begins to appear. That is why it is necessary to talk about it.
One thing I want to make clear first: at the moment, there is no confirmed direct sale from DHA. Right now, files are being sold through dealers and private parties.
But still, because of its investment potential, it is important to discuss this project. As you know, we keep making videos about this complete area, so DHA Phase 9 also becomes an important topic.

As I already explained, DHA Phase 9 is located behind Capital Smart City Phase 2. The entire area behind Phase 2 is connected with DHA Phase 9. This is not going to be a small or weak society. It will be a very large area.
In the future, Capital Smart City Phase 1, Phase 2 and DHA Phase 9 will together form a complete real estate complex. It will not remain just one society standing alone.

In this area, different clusters are forming, and in my opinion, only those clusters will survive in the future.
Individual projects may face difficulties, but projects that are part of a bigger development cluster will have stronger chances of growth.
Now, if we talk about individual projects, then Faisal Town Phase 2 comes into the discussion, Blue World City comes into the discussion, Kingdom Valley comes into the discussion, and many other projects also exist in this overall belt.

Now you understand where DHA Phase 9 is located. The next important question is: why is this location so important?
The answer is its strategic position.
In the future, you will see that Islamabad is becoming more secured and more controlled. Even now, you can see that Islamabad’s boundaries are being strengthened. Entry and exit points are becoming more regulated because of law-and-order and security concerns.
This is a good thing from a security point of view, and these measures are necessary. Security threats may increase in the future instead of decreasing, so Islamabad may become more of a controlled and closed circle.
Entry into Islamabad may require a stronger reason, and the outer areas may become more important for residential expansion.

Here, our behaviour is different. People want to live exactly inside the crowded area. But ideally, people should now start moving outward from Islamabad towards better planned residential areas.
DHA Gandhara, Capital Smart City and Future Connectivity
And the nearest and most important area outside Islamabad is this belt.
From here, development can move towards Lahore, towards Peshawar and towards Dera Ismail Khan as well. So this location has a three-directional importance already.
That is why DHA Phase 9, Capital Smart City, Faisal Town Phase 2 and other societies in this region are becoming important.
You will see that their importance will suddenly become much stronger in the coming time.

Residential Plot Concentration in Capital Smart City Phase 1
I am talking about the concentration of residential plots.
Look carefully at the Capital Smart City Phase 1 map, and you will understand one important thing: the residential plots are not placed in a crowded Pakistani-style layout.
For example, when you go to many other societies, you see one sector attached directly to another sector. There is a sector on the right, a sector on the left, another sector ahead and another one behind. Everything feels tightly packed.
But in Capital Smart City Phase 1, this is not the case.
This is one of the reasons I repeatedly say that Phase 1 will become expensive. The project has created distance and breathing space between residential areas.
Why Capital Smart City Phase 1 Has Strong Value
If you look at Overseas East in Phase 1, the number of residential sectors is limited.
There are mainly:
Three sectors for 10 Marla plots
Two sectors for 1 Kanal plots
Two to three sectors for 5 Marla plots
Apart from this, there is not much residential concentration behind, on the side or in front.
When you look across the road in Phase 1, you find the Sports District. Then there are some commercial areas, such as District One, but beyond that, there are hospitals, parks, green areas, the dam side, water park and other amenities.
So many facilities have been placed in a limited area, while the concentration of residential plots is very low.
That is why I repeatedly explain that the value of Capital Smart City Phase 1 will increase. There are many reasons behind the price of a plot. When we tell you that a plot is available at a certain price, it does not simply mean “buy this plot.” There are many calculations behind every recommendation.
DHA Gandhara Phase 9 Map and Community Design
Now coming back to the main point, this is a very important aspect of DHA Phase 9 / DHA Gandhara.
If you look carefully at the DHA Phase 9 map, you will notice that it is one of the best community designs. You will not easily find this kind of planning in many other places.
And if you want to see this design language practically implemented, then look at Capital Smart City Phase 1. You will see the same design language there.
The architect is also the same, so naturally the planning style will also be similar. The design is expected to be very beautiful and aligned with modern city planning trends being followed around the world.

The second important point is the location. As I explained earlier, the location, design language and future details of DHA Phase 9 are all very important. DHA has not yet officially released all details for some reason, but once those details are available, we will discuss them properly.
Capital Smart City 1 Kanal Price Growth Example
To understand the future value, let us connect this with the current situation in Capital Smart City.
Today, a 1 Kanal plot in Capital Smart City Phase 1 is available for around PKR 12 million to PKR 12.5 million.
Five to six years ago, when these plots were launched, the price was around PKR 5 million.
So now the price has more than doubled.
But DHA works differently. When a DHA file is launched, profit often starts from the file stage itself.
When Capital Smart City Phase 1 was launched, it was the first introduction of that project. People did not know what the developer would do, how the project would move forward, whether the plans would become reality or not.
But now you can see that Phase 1 has been developed properly, and many things have come into place. This was a huge achievement for Capital Smart City because they fixed the basics.
Why Basics Matter in Real Estate Investment
I always say that the basics must be correct.
Beautification can happen later. That is not the main issue.
But if the basics are not right, then the investment does not remain useful.

At the moment, the file is available for approximately PKR 5.5 million.
In my opinion, once the official launch is completed, this file may trade around PKR 8 million to PKR 8.5 million.
So buyers should seriously consider booking and attaching themselves with this project at this early stage.
Because whenever we recommend a society, we look at its location, brand, planning, land position, future demand and long-term investment potential.
